Roof Cleaning – The most important piece of the curb appeal puzzle

Whether you are getting ready to sell your home, or just looking to do a general cleanup to get things outside looking nice, there are certain steps you can take to significantly improve the curb appeal of your home.  Roof cleaning is one of them.

If you Google the words “curb appeal”, you will get countless pages of articles with ideas on how to improve the curb appeal of your home.  I did just that today and I was specifically looking for articles that mentioned roof cleaning and curb appeal.   Instead, I got page after page with articles telling me to throw a coat of paint on the house, do some neat landscaping, add some lighting, and change my mailbox, (really?) I just cannot believe that all of these authors are missing out on the one item (roof cleaning) that, comparatively speaking,   is not that expensive and will completely change the look of the exterior of your home.

The single most important thing you can do to improve the curb appeal of your home is to have your roof cleaned by a professional roof cleaning contractor.   Just as the kitchen is the heart of any home, the roof is the centerpiece or focal point of the exterior.   If you are selling your home, a dirty roof is definitely the first thing a potential buyer will notice when they come to look at the house.  As they pull up and get out of the car, it is right there in all its glory for them to see.

I don’t care if you wash your home, paint it, clean the windows, wash the driveway, put in all new landscaping or even install that new mailbox (Again, really?).  Until you clean that dirty roof, any work you do to the exterior of your home will be visually nullified the minute your dirty roof blends into the picture.    The old expression of “putting lipstick on a pig” comes to mind.

As an example, look at the home above.  Assume it is for sale and picture yourself as a buyer pulling up for a showing.

Now, this house has just been cleaned up and painted amongst other improvements. But, look at the roof.  As you pull up and exit your car, consciously or unconsciously, you are going to notice the condition of that roof and the algae growing on it.  You might even catch yourself saying something like, “it’s going to need a new roof soon enough”.  You have not even walked in the front door and already your perception of the home is that it is “older” and “needs work”.  One thing is for sure, you will definitely be looking at the house a little bit harder.

Let’s rewind.  Assume the seller had the house painted and the roof cleaned before putting it on the market.

Now, fast forward back to the part where you pull up in your car for the showing.  You get out and see this:

I would go so far as to say the difference is startling.   It changes the whole look of the house!  As a seller, you have significantly increased your chances of a sale.   Here are some other roof cleaning photos where this same scenario would apply.

Realtors and sellers have become a big part of our business as they see the potential and value of  roof cleaning when marketing a home.   At any given time, there are well over 10,000 homes on the market in the triangle area.  That is a lot of competition.  Any edge a seller can give themselves is going to be helpful.
Roof cleaning is definitely the missing piece of the curb appeal puzzle and by far the best value for the money you will spend to have it done.  Whether you are selling, or just looking for ways to spruce up the exterior of your home, there is simply no better way to do it than cleaning your roof.
